Property Description
The Opportunity: The total property is 425 acres, more or less, that has been annexed to the City of Wildwood as a PUD, approved by the City. PUD allows almost 80 acres of single-family units, approximately 22 acres of townhomes, 40 acres of commercial and 10 acres of office.
Location: The site lies on the northwest quadrant of US 301 and CR 237. Frontage is along US 301 and CR 462 for potential commercial development. Wildwood is located at the confluence of the Florida Turnpike and I-75 in Sumter County, Florida. The city is a little over an hour north of Tampa and is about the same distance from Orlando & Gainesville. Nearby is The Villages, still the hottest selling community in the US with well over 2000 new home closings per year.
Neighborhood: The neighborhood is mostly the growing City of Wildwood to the south (and surrounding area) with significant growth coming from The Villages from the north and east.
Size: 425± acres, slightly irregular in shape with frontage on US 301, CR 237, CR 462 and CR 209.
Zoning: The over all site is currently zoned PUD.
Planning: The property has the characteristics of commercial mixed use for retail, office and mixed residential. Conceptual plans are in the process of being reconfigured. Kimley Horn, on behalf of Sumter County, is currently conducting a PD&E study on CR 462 from CR 466A to CR 209. This includes the realignment through the O’Dell property.
Access & Visibility: Good off all four roads: US 301, CR 462, CR 209 and CR 237.
Utilities: The properties will be served from the City of Wildwood by sewer and water. Developer will be required to enter into a Developer’s Agreement prior to line extensions or cap reservations.
